  • Our Westlake Property Services Division (WPS) is headed by a licensed and insured general contractor.
  • The vendors we work with must provide certificates of PL & PD insurance as well as Worker's Compensation insurance.
  • On-site maintenance staff is trained to maintain the building's mechanical equipment, if this is within their capabilities.
  • On-site maintenance staff performs routine maintenance and janitorial activities to the greatest extent possible.
  • WPS handles most unit rehabilitation/tenant improvements at highly competitive rates, including:
    • Carpet
    • Linoleum
    • Painting
    • Countertops and cabinet installation
    • Plumbing and electrical
    • Carpentry

Routine preventative maintenance and property inspections are critical to the long-term preservation of your asset. Westlake conducts annual unit inspections to evaluate all interior components as well as general unit condition. At that time, we replace furnace, AC, and stove hood vent filters and smoke detector batteries. In addition, we create a preventive maintenance schedule that tracks the servicing of:

  • Fire extinguishers
  • Fire alarm systems and panels
  • Rain gutters
  • Storm drain flows
  • Elevators
  • Exercise equipment
  • Office and maintenance equipment
