William H.C. Chang

Chairman & Chief Executive Officer

As Chairman, Mr. Chang is responsible for the direction of the company. He started his real estate career in property management, starting as a janitor, then maintenance man and then onto management.

He then went on to start Government Community Advocates (“GCA”) specializing in real estate development entitlement work, representing many of the largest real estate developers in California, such as Shorenstein Companies and TMG Partners.

After learning the real estate development business at GCA, Mr. Chang re-joined Westlake to help grow the family’s real estate development business. A sampling of his projects include the following: 909 Montgomery Office Building (office building in San Francisco, California), Wine Country House (retirement center in Sonoma, California), Gold Country House (retirement center in Vallejo, California), and Leisure Gardens (retirement center in Vacaville, California).

Mr. Chang has a bachelor’s degree in Economics from Harvard College, Cambridge, Massachusetts. He is also a member of YPO Gold, Northern California.

Kristina Chang

President

Kristina serves as the President of Westlake Realty, Westlake Urban, and Westlake International. She manages operations and helps set the strategic direction for all three companies. She brings to Westlake a depth of experience in all aspects of the real estate business including portfolio management, acquisitions, and property management.

Prior to Westlake, Kristina held various operational positions with several consumer companies including Frends, RAEN Optics, and VNDA. Kristina also served as a senior analyst at Equity One (NYSE:EQY) where she worked on acquisitions, dispositions, and portfolio management.

Kristina holds an MBA from Stanford Graduate School of Business and received her bachelor’s degree in history from Harvard College. Kristina is a member of YPO San Diego.

Lino Campanile

Chief Financial Officer

Lino joined the team in early 2018 and serves as the Chief Financial Officer for the Westlake companies, including Westlake Realty, Westlake Urban, and Westlake International.   He oversees all financial operations, including accounting, tax planning, forecasting, and cash-flow monitoring.

Lino brings with him twenty years of experience in the real estate industry, with knowledge of multi-family residential, single-family residential, office, retail and mixed use.   Most recently before joining Westlake, Lino served as the Chief Financial Officer for Dwell Finance, which was sold to B2R, a unit of Blackstone in 2015.   Prior to Dwell Finance, Lino was the Vice President of Financial Planning & Analysis at Carmel Partners, a premier full-service real estate company that specializes in acquisition, development, renovation, and management of multi-family assets.  His responsibilities included oversight and management of the long and short-term cash flow planning for four active funds in various stages.

Before his time at Carmel Partners, Lino was an integral member of the Lennar Corporation’s Bay Area Urban Division.  While at Lennar (NYSE:LEN), he managed the financial performance of a diverse Bay Area portfolio, including some of the region’s largest master planned and mixed-use communities.  Prior to Lennar, Lino began his career at Arthur Andersen, where he served several clients in the real estate industry.

Lino graduated Magna Cum Laude with a Bachelor’s degree in Business Administration and Accounting from San Francisco State University, and is a Certified Public Accountant (Inactive).

Jessica Smith

Chief Operating Officer

As Chief Operating Officer, Jessica oversees operations across Westlake’s asset management, real estate services, leasing functions, investment and joint venture opportunities, and development projects.  Jessica joined Westlake as the Senior Vice President of Portfolio and Asset Management and was promoted to Chief Operating Officer in July of 2018.

Prior to joining Westlake, Jessica served as Vice President, Real Estate Services for Westcore Properties, a commercial real estate investment company, where she was responsible for acquisitions, dispositions, and portfolio operations. Before that, she spent 14 years at the RMR Group, (Nasdaq: RMR), an alternative asset management company primarily focused on real estate related businesses. Jessica held a variety of positions at RMR, starting out as a property manager and eventually serving as Area Director with responsibility for oversight of real estate leasing and day-to-day portfolio operations for RMR’s Western Region.

Kevin Monsey

Construction Management

Kevin Monsey oversees construction management services for Westlake Urban. His responsibilities include managing the entitlement process, design, and construction of a variety of Westlake projects.

Kevin’s past projects include numerous office, retail, multi-family residential, manufacturing, R&D facilities, and K-12 educational projects. His role in managing the design and construction process has covered more than $800 million in total construction costs. Kevin brings over 33 years of diverse experience in the construction industry, including working for and along with large general contractors in California, Nevada, and Washington. He has also held executive positions at major general contracting companies including Skanska, the Pacific Northwest’s largest General Contractor, with over $1 billion in sales annually. Kevin was also Vice President for Lusardi Construction, where he was responsible for the Reno, NV and Dublin, CA offices.

Kevin holds a bachelor’s degree in Construction Management from Washington State University.

Jeff Bak

Senior Real Estate Analyst

As a Senior Real Estate Analyst, Jeff provides a range of support for both Westlake Realty Group and Westlake Urban. He assists the Chief Operating Officer, Jessica Smith, in overseeing leasing, operations, dispositions, and potential acquisitions across Westlake’s broad portfolio. He also works closely with both Westlake Urban and Westlake Realty Group to help unify the companies’ long-term visions and create synergy between the two organizations. Jeff joined Westlake as Chief of Staff / Real Estate Analyst and was promoted to Senior Real Estate Analyst in June of 2018.

Prior to joining Westlake, Jeff was a downhill skier at Williams College where he was an Academic All American his freshman year. After an unfortunate leg injury his sophomore year, Jeff was unable to continue racing and transferred to Whitman College where he graduated in 2013 with a BA in history. Upon graduating from Whitman College, Jeff jumped directly into the commercial real estate industry interning as an analyst with Luzern Associates, LLC., a private investment group based in the greater NYC and Boston markets; working as an Associate Director at Sinvin, LLC. in New York City; and then working for Colliers International in the Bay Area.

Kelly Chang

Development Analyst

As a Financial Operations Analyst, Kelly assists the Chief Financial Officer, Lino Campanile, in overseeing the fiscal activity of the entire suite of Westlake companies – Westlake Realty, Westlake Urban and Westlake International. On a day-to-day basis, she performs financial analysis of the portfolio of Westlake owned and operated properties. In addition to her main responsibilities within the Financial Operations division, she supports the Westlake Urban team in executing various development projects.

Prior to joining Westlake, Kelly worked in the digital advertising and media industry in New York City. Previously an Account Executive for the advertising technology company, Ogury, she was responsible for managing her own book of business and working with a variety of top brands across multiple verticals to accomplish their advertising and marketing goals. Prior to Ogury, Kelly worked for Digital Trends, a technology news and reviews site, and at MEC buying and planning digital media campaigns and major digital sponsorships for AT&T Wireless.

Kelly earned her Bachelor of Arts degree in East Asian Studies from Harvard College.

Harold Dittmer

Corporate Analyst

As a Corporate Analyst, Harold supports Westlake’s Property Management, Asset Management, Accounting and Development groups, including acquisitions / dispositions, property budgets, property reporting and auditing. He also oversees the Company’s IT operations. Harold joined Westlake as a Consultant in 2015 and formally joined the Company in 2018.

Prior to Westlake, Harold was with McLellan Commercial Real Estate (MCRE) in San Francisco, conducting market research, financial analysis, supporting acquisition / disposition transactions, and property management. Prior to MCRE, Harold worked at a private equity firm (RECP) based in New York, identifying existing-property acquisition opportunities on behalf of institutional clients. Before RECP, he was at Glenborough Realty Trust (GLB) for nine years working as an acquisition analyst, a transaction officer (conducted 100+ property dispositions) and then involved in corporate operations (IT, intranet implementation & compliance reporting). Prior to GLB, earlier work assignments included commercial real estate financial analysis, assisting property & facilities management groups (Oracle, Kaiser & Mercury Interactive), various large, long-term leasing assignments (tenant rep and landlord rep) and software design / development for the corporate real estate environment.

Harold graduated from UC Berkeley, Haas School of Business, with a B.S. in Business Administration with an emphasis in Real Estate and Finance.

Olga Annuzzi

Senior Real Estate Services Manager

Olga Annuzzi is the Senior Real Estate Services Manager overseeing more than 1 million square feet of commercial retail, office, industrial and R&D in the San Francisco Bay Area.

Prior to joining Westlake, Olga managed a portfolio of 1 MM+ square feet of office, industrial, and multi-family properties in the Bay Area and Arizona as an Asset Manager for G.W. Williams Co.  Previously, Olga was the Property Manager of a 2MM+ square foot portfolio for Kimco Realty Corporation, which coincidentally included Westlake Shopping Center in Daly City which was Westlake Realty Group’s first retail acquisition at its founding in 1972.  She brings 24 years of real estate experience with a deep knowledge of commercial property management.

Olga holds a Bachelor of Science degree in Tourism and is a licensed California salesperson. She is currently working towards her CPM designation.  DRE License #01365319

Ashley Sterlekar

Real Estate Services Manager

Ashley Sterlekar manages retail, industrial and office properties for Westlake Realty.  She is responsible for the operations of the properties including tenant relations, supervision of maintenance staff, accounting and reporting. Ashley joined Westlake in December 2013 as an assistant property manager and was promoted to property manager within one year.

Prior to joining Westlake, Ashley worked for Newmark Grubb Knight Frank and Douglas Emmett managing a portfolio of Class A office properties. Previously, she worked for Primero Management, Inc., a retail real estate firm based in the Los Angeles area, specializing in shopping centers and malls.

Ashley holds a B.A. in Economics from the University of California, Los Angeles and is a licensed California real estate salesperson. DRE #01889249

Betty Shon

Real Estate Services Manager

Betty joined Westlake Realty Group in May of 2017, and provides real estate management services for several of Westlake’s Class A office buildings in the Bay Area.  She is responsible for property operations including all operational issues, tenant relations, maintenance staff, budgeting and reporting.

Before Westlake, Betty was the Director of Development at SteppingStone Adult Day Health for 3 years.  Prior to that, she served as the Chief Financial Officer and Director of Institutional Advancement at the Chinese American International School for 25 years.  She was a key member of the team that built the International Schools Campus at 150 Oak Street, which currently houses the French American International School and the Chinese American International School.

Betty holds a Bachelor of Arts degree from Stanford University and an MBA (real estate finance) from UCLA’s Anderson School of Management.  She is a licensed California real estate salesperson. DRE #02041630

Florin Auduong

Assistant Real Estate Services Manager

Florin joined Westlake Realty Group in 2015 as a Property Administrator. In that role, she assisted all Real Estate Services Managers with a portfolio of over 1 million sq. ft. and 380 tenants across office, retail and industrial properties. Florin’s hard work and dedication was recognized by Westlake Realty Group, as she was promoted to Assistant Real Estate Services Manager in 2017.

Her current portfolio consists of Westlake’s office and retail properties across the Bay Area, including Westlake’s Oakland Office Building, Westlake’s San Mateo Office Building, Mowry Center, and 1707-1731 S El Camino Real in San Mateo.  She expertly addresses issues involving property maintenance and repairs, tenant communication, and budget preparation. She is dedicated to providing exceptional service to Westlake’s diverse tenant roster and ensures that the properties in her portfolio are well tended to.

Florin holds a Bachelor of Arts in Psychology from San Francisco State University.  DRE #02050205

Janel Voth

Chief of Staff

As the Chief of Staff of Westlake Realty, Janel assists the Executive Leadership team with the day to day operations of Westlake Realty, Westlake Urban, and Westlake International.

Prior to joining Westlake Janel was a residential real estate agent on the top producing real estate team in Northern Virginia, responsible for producing over one hundred million in transactions in 2017. Janel transitioned into real estate after serving as the National Director of States at the U.S. Department of Veterans Affairs (VA), a position to which she was appointed by President Barack Obama. In this position Janel was responsible for bridging the gap between state and federal VA programs and services. To accomplish this Janel worked directly with state and local leaders, Veteran service organizations, and members of Congress to make policy changes to bring better service and care to Veterans.

Janel is a Veteran, having served 23 years in the U.S. Army. She enlisted in the Army in 1992 and served 9 years as an enlisted Soldier, during this time she served as a Armament and Avionics mechanic on the AH-64 Apache helicopter, an instructor, and as a Drill Sergeant. In 2000 Janel was the top graduate of her Officers Candidate Class (OCS) after which she was commissioned as a Second Lieutenant in the Military Police Corps. She has served in numerous leadership and management positions, including leading troops in combat in both Iraq and Afghanistan. During her career Janel was selected to serve on the personal staff of the Chairman of the Joint Chiefs of Staff (CJCS), the Commander of U.S. Central Command, and a U.S. Ambassador, she has worked in the Pentagon, liaised with Congress, and worked directly with the White House and Department of State.

Janel holds a Master’s degree in Policy Management (MPM) from Georgetown University, a Master’s in Business and Organizational Security from Webster’s University, and a Bachelor’s degree in Psychology from the University of North Carolina – Wilmington. She is a licensed real estate agent in California, Virginia, Maryland, and the District of Columbia. CA DRE # 02080929.

Jim Suarez

CPA, Vice President & Controller

Jim is responsible for accounting and financial reporting. Jim has over 25 years in various private and public commercial and residential real estate companies.

Prior to Westlake, he was Controller of Prometheus Real Estate Group, responsible for accounting and financial reporting for a portfolio of eighty properties. While at Prometheus he oversaw the accounting for construction of several multi-family residential and condominium projects in the San Francisco Bay Area totaling 700 units worth $450 million.

Prior to joining Prometheus, he was Financial Planning and Analysis Manager of Shorenstein Real Estate Services, L.P. responsible for financial analysis and reporting of various partnership funds.

Prior to joining Shorenstein, Jim was Vice President, Finance of Meridian Industrial Trust, a public REIT and Controller of PacTel Properties, a subsidiary of Pacific Telesis Group, Inc. and auditor for Ernst & Young.

He is a California certified public accountant. Jim graduated with a B.S. in Business Administration and MBA from the University of San Francisco.

David Chua

Vice President - Administration

David is directly involved in all aspects of company operations including asset management, property management, development and financing.

Before assuming his current position, David oversaw the investment performance of Westlake’s United States commercial portfolio, consisting of 1.5 million square feet of office, retail, and industrial properties. His responsibilities included development and implementation of strategic plans, capital and operational budgets, leasing strategies, lease negotiations, marketing plans, as well as the management of property management personnel. He has been with the company since 2008.

Prior to Westlake, David worked for Apex Capital, Inc. in San Francisco, where he was involved in managing the company’s commercial real estate portfolio in a similar capacity. Earlier in his career, David held positions within various Bank of America real estate divisions, including Special Assets/Other Real Estate Owned, Corporate Real Estate, Corporate Real Estate Ventures, and Commercial Mortgage Backed Securities (CMBS). In 1999, he was part of the team that successfully completed Bank of America’s first-ever CMBS offering of over $330 million in securitized conduit loans.

David obtained a B.A. in Economics from Williams College and an M.B.A. in Finance and Real Estate from The Wharton School, University of Pennsylvania. He is a member of the Urban Land Institute (ULI), the Building Owners and Managers Association (BOMA) San Francisco and holds a California real estate broker license. Cal BRE #01268782.

Hanming Chen

Accounting Manager

Hanming Chen has been with Westlake for 22 years and joined the accounting group in 2000. Her accounting responsibilities include oversight of accounts receivable and accounts payable, cash management and corporate accounting administration.

Hanming has an associate degree in accounting in Beijing, China, and took some classes in USA. She has a bachelor’s degree in English.

Michael Merry

CPA, MST Tax Manager

As the Tax Manager, Michael provides a range of services within the accounting department including compliance, fixed asset schedules, Proposition 13 analysis and various tax planning strategies.

Prior to joining Westlake, Michael worked in public accounting specializing in the taxation of construction, real estate, and private client services industry groups. Prior to that, he had various tax internships, worked in a small family real estate operation, and also served in the US Army.

Michael graduated from the University of Wisconsin-Madison with a Bachelor’s degree in Business Administration and Real Estate & Urban Land Economics. He later obtained a Master’s in Taxation degree from San Jose State University. Michael is also a Certified Public Accountant licensed in California.
