William H.C. Chang William H.C. Chang, Chairman

As Chairman, Mr. Chang is responsible for the direction of the company. He started his real estate career in property management, starting as a janitor, then maintenance man and then onto management.

He then went on to start Government Community Advocates (“GCA”) specializing in real estate development entitlement work, representing many of the largest real estate developers in California, such as Shorenstein and TMG Partners.

After learning the real estate development business at GCA, Mr. Chang re-joined Westlake to help grow the family’s real estate development business. A sampling of his projects include the following: 909 Montgomery Office Building (office building in San Francisco, California), Wine Country House (retirement center in Sonoma, California), Gold Country House (retirement center in Vallejo, California), and Leisure Gardens (retirement center in Vacaville, California).

Mr. Chang has a bachelor’s degree in Economics from Harvard College, Cambridge, Massachusetts. He is also a member of YPO Gold, Northern California.
Gary Wong Gary Wong, Co-President and Chief Operating Officer

Gary is directly involved in all aspects of company operations including asset management, property management, construction and development. He has been with the company since 2002 and has known the Chang family for over 30 years prior to joining Westlake Realty Group.

Before assuming his current position Gary served as Chief Financial Officer in two technology start-ups, was a Senior Vice President in corporate finance at a regional investment banking firm and a Vice President in a global commercial bank. With 40 years of experience, he has had direct involvement in almost every type of financing from securities underwritings, project finance, mortgages, tax oriented financings, domestic and international finance, acquisitions and mergers.

He has a Bachelor of Arts degree and a Masters of Business Administration from U.C. Berkeley. He is a member of several industry organizations including: ULI, SPUR, ICSC and is an Advisory Board Member of the Fisher Center for Real Estate and Economics.
Kristina Chang Kristina Chang, President

Kristina serves as President of Westlake International and Westlake Realty. She manages operations and helps set the strategic direction for Westlake International Group, Westlake Realty and Westlake Urban. She brings to Westlake a depth of experience in all aspects of the real estate business including portfolio management, acquisitions, and property management.

Prior to Westlake, Kristina held various operational positions with several consumer companies including Frends, RAEN Optics, and VNDA. Kristina also served as a senior analyst at Equity One (NYSE: EQY) where she worked on acquisitions, dispositions, and portfolio management.

Kristina holds an MBA from Stanford Graduate School of Business and received her bachelor’s degree in history from Harvard College. Kristina is a member of YPO San Diego.
Jessica Smith Jessica Smith, Senior Vice President, Portfolio and Asset Management

Jessica oversees day-to-day operations across Westlake’s asset management, real estate services, and leasing functions.

Prior to joining Westlake, Ms. Smith served as Vice President, Property Management for Westcore Properties, a commercial real estate investment company, where she was responsible for acquisitions, dispositions, and portfolio operations. Before that, she spent 14 years at the RMR Group, (Nasdaq: RMR), an alternative asset management company primarily focused on real estate related businesses. Ms. Smith held a variety of positions at RMR, starting out as a property manager and eventually serving as Area Director with responsibility for oversight of real estate leasing and day-to-day portfolio operations for RMR’s Western Region. Ms. Smith holds a Bachelor’s degree in Business Administration and Management from Franklin Pierce University.

Development Division — Westlake Urban, Inc.

Sunny Tong Sunny Tong, Managing Director

Sunny sets strategic vision and directs execution of Westlake’s Development and Asset Management activities. He is also directly responsible for the development of the 500,000 square foot San Leandro Tech Campus.

Sunny has over 30 years of experience in retail, industrial, office and residential projects including acquisition, disposition, debt and equity placement, joint ventures, repositioning and development. Sunny underwrote equity and debt financing for a $2 billion real estate portfolio while with Equitable Life Assurance Society of America.

Sunny’s previous real estate development experience includes his role as an entrepreneur and founding principal of Farallon Real Estate Development, a retail shopping center development and asset management firm.

Sunny received his Bachelor’s degree and Master of Science, Real Estate degree from University of Wisconsin-Madison.
Kevin Monsey Kevin Monsey, Construction Management

Kevin Monsey oversees Construction Management for Westlake Urban. Kevin has over 28 years of diverse experience in the construction industry including working for and along with large general contractors in California, Nevada and Washington. His past projects include numerous office, retail, manufacturing, R&D facilities, and K-12 educational projects. His role in managing the design and construction process has covered more than $400 million in total construction costs.

Kevin has also held executive positions at major general contracting companies including Skanska, the Pacific Northwest’s largest General Contractor with over $1 billion in sales annually. He was also Vice President for Lusardi Construction, where he was responsible for the Reno, NV and Dublin, CA offices.
Donovan Cole Donovan Cole, PMP, Development Manager

Donovan provides support to the Managing Directors on a number of real estate development projects. He has responsibility for providing financial analysis, project administration, and providing project planning and support for assigned projects.

Donovan started out in property management with Westlake’s Commercial division where he had operational and leasing responsibility for a number of assets. He was promoted to an Assistant Asset Manager and when he completed his MBA he was promoted to the Development division, Westlake Urban.

Prior to Westlake Donovan worked with a home building development and construction company while he completed his Bachelor of Arts degree at the University of California, Santa Cruz. He received his Master of Business Administration from San Francisco State University.
Joanna Julian Joanna Julian, Assistant Development Manager

Joanna provides support to the Managing Directors on a number of real estate development projects. She has responsibility for providing financial analysis, project administration, and providing project planning and support for assigned projects.

Prior to joining Westlake, Joanna was an Assistant Asset Manager for BlackRock Realty Advisors for several years.

Joanna obtained a Bachelor of Arts in Economics, with High Distinction, from the University of California, Berkeley and a Master of Environmental Management degree from Yale University. She is a LEED Green Associate.

Commercial Division - Westlake Realty Group, Inc.

Olga Annuzzi Olga Annuzzi, Senior Property Manager

Olga is the Senior Property Manager overseeing half a million square feet of commercial retail, office, industrial and R&D properties in the San Francisco Bay Area.

Prior to joining Westlake, Olga was an asset manager for a 1 million plus square feet office, industrial, and multi-family portfolio in the Bay Area and Arizona with G.W. Williams Co. Previously, Olga worked for Kimco Realty Corporation as a property manager. Coincidentally, her over 2 million square feet retail portfolio at Kimco included the Westlake Shopping Center in Daly City, Westlake’s first retail acquisition at its founding in 1972. Olga brings 24 years of real estate experience with a deep knowledge of commercial property management. She is a licensed California salesperson and is working towards her CPM designation. Ashley Sterlekar Ashley Sterlekar, Property Manager

Ashley Sterlekar is the property manager for approximately 196,000 square feet of office and R&D in the San Francisco Bay area. She is responsible for the operations of the properties including tenant relations, supervision of maintenance staff, accounting and reporting. Ashley joined Westlake in December 2013 as an assistant property manager and was promoted to property manager within one year.

Prior to joining Westlake, Ashley worked for Newmark Grubb Knight Frank and Douglas Emmett managing a portfolio of Class A office properties. Previously, she worked for Primero Management, Inc., a retail real estate firm based in the Los Angeles area, specializing in shopping centers and malls.

Ashley holds a B.A. in Economics from the University of California, Los Angeles and is a licensed California real estate salesperson. Cal BRE #01889249.

Corporate Services Division

John Lee John Lee, General Counsel & Secretary

As General Counsel & Secretary, Mr. Lee coordinates all legal matters for the Westlake companies and is responsible for matters relating to Westlake board operations, organizational compliance, records maintenance and governance. Mr. Lee has been with Westlake since 2002.

Mr. Lee was formerly an Assistant General Counsel with Wells Fargo Bank, N.A. As manager of the Retail Credit Section of the bank's Law Department, Mr. Lee was responsible for providing legal support to the various retail credit and electronic banking groups in the organization. In this capacity he drew extensive experience from the wide array of legal issues arising out of retail banking, ranging from depositary matters to consumer credit transactions. Prior to joining the bank in 1977, Mr. Lee was an associate in the law firm of Manatt, Phelps & Rothenberg. He graduated magna cum laude with a Bachelor of Arts degree from Rice University in 1971, and received his Doctor of Jurisprudence and Master of Business Administration degrees from Stanford University in 1975.

Mr. Lee is active in various bar-related and community organizations. These have included chairing various subcommittees of the Committee on Consumer Financial Services in the American Bar Association, and election as a charter member of the American College of Consumer Financial Services Lawyers. Mr. Lee currently serves on the board of directors of North East Medical Services, a non-profit community health clinic operating in the San Francisco Bay Area, along with being a co-founder and board member of the Asian Business League of San Francisco, a non-profit organization dedicated to the promotion of Asian Pacific American leadership in business. He is also a member of the Stanford Asian Pacific American Alumni Club, where he served for one term as a director and its initial vice president.
Jim Suarez Jim Suarez, CPA, Vice President & Controller

Jim is responsible for accounting and financial reporting. Jim has over 25 years in various private and public commercial and residential real estate companies.

Prior to Westlake, he was Controller of Prometheus Real Estate Group, responsible for accounting and financial reporting for a portfolio of eighty properties. While at Prometheus he oversaw the accounting for construction of several multi-family residential and condominium projects in the San Francisco Bay Area totaling 700 units worth $450 million.

Prior to joining Prometheus, he was Financial Planning and Analysis Manager of Shorenstein Real Estate Services, L.P. responsible for financial analysis and reporting of various partnership funds.

Prior to joining Shorenstein, Jim was Vice President, Finance of Meridian Industrial Trust, a public REIT and Controller of PacTel Properties, a subsidiary of Pacific Telesis Group, Inc. and auditor for Ernst & Young.

He is a California certified public accountant. Jim graduated with a B.S. in Business Administration and MBA from the University of San Francisco.
David Chua David Chua, Vice President - Administration

David is directly involved in all aspects of company operations including asset management, property management, development and financing.

Before assuming his current position, David oversaw the investment performance of Westlake’s United States commercial portfolio, consisting of 1.5 million square feet of office, retail, and industrial properties. His responsibilities included development and implementation of strategic plans, capital and operational budgets, leasing strategies, lease negotiations, marketing plans, as well as the management of property management personnel. He has been with the company since 2008.

Prior to Westlake, David worked for Apex Capital, Inc. in San Francisco, where he was involved in managing the company’s commercial real estate portfolio in a similar capacity. Earlier in his career, David held positions within various Bank of America real estate divisions, including Special Assets/Other Real Estate Owned, Corporate Real Estate, Corporate Real Estate Ventures, and Commercial Mortgage Backed Securities (CMBS). In 1999, he was part of the team that successfully completed Bank of America’s first-ever CMBS offering of over $330 million in securitized conduit loans.

David obtained a B.A. in Economics from Williams College and an M.B.A. in Finance and Real Estate from The Wharton School, University of Pennsylvania. He is a member of the Urban Land Institute (ULI), the Building Owners and Managers Association (BOMA) San Francisco and holds a California real estate broker license. Cal BRE #01268782.
Faye Faridmoayer Faye Faridmoayer, CPA, CFF, Tax Manager

Faye is responsible for Federal and State income tax compliance and accounting for investments. Faye has over 15 years of experience in various private industries as well as medium size to Big 4 CPA firms.

Prior to Westlake, Faye has worked for number of years as a supervisor at Seiler and Company, LLP and manager at Deloitte Tax, LLP.

She is a California Certified Public Accountant and Certified in Financial Forensics.
Faye graduated with a M.A. in Accounting and Finance from Golden Gate University, M.S. in textiles from Ohio State University and B.A. in textile design from University of Kansas.
Hanming Chen Hanming Chen, Accounting Manager

Hanming Chen has been with Westlake for 22 years and joined the accounting group in 2000. Her accounting responsibilities include oversight of accounts receivable and accounts payable, cash management and corporate accounting administration.

Hanming has an associate degree in accounting in Beijing, China, and took some classes in USA. She has a bachelor’s degree in English.
Lin Zhou Lin Zhou, CPA, Senior Accounting Manager

Lin is responsible for overseeing accounting for receivables, payables, fixed assets and construction. She coordinates preparation of financial reports for partnerships and family trust entities and reviews financial loan compliance. She provides system application support to the commercial, residential and development groups. Lin has over 12 years of experience in various residential, commercial, and development real estate companies.

Prior to Westlake, Lin was the accounting supervisor of Wareham Property Group, a real estate development and management company. She was responsible for financial statement preparation, development projects, cash projects, and loan compliance.

Prior to Wareham, Lin was the senior accountant of Veritas Investments, a real estate investment company. While in Veritas, she was in charge of a group of 60 multifamily buildings worth $300 million and various partnership funds.

Prior to Veritas, Lin worked as the accounting manager at Canyon Pacific Management, a real estate management company. She oversaw the company’s financial and accounting operations.

Lin is a Certified Public Accountant.
